
Les Terrasses

Generous terraces are staggered along the main façade, extending the public realm
that unfolds along Riu Xúquer Street, and culminating in the communal rooftop leisure area, from which vegetation cascades downward, enveloping the parapets and providing a buffer between the private terraces.


Volumetrically, the building is organised as a single volume running parallel to the street,
with a surface car park located along the western boundary. This volume is articulated over three stepped levels, beginning at the three-metre statutory setback. This strategy increases the usable terrace area for the upper-level dwellings.
The rooftop is dedicated to communal recreational spaces,
structured around the technical volumes (lift shaft, extraction and ventilation systems). The roof perimeter is landscaped with a planted solarium, and a centrally positioned swimming pool is provided for residents.

Given the anticipated use of the dwellings as second homes and their proximity to the seafront,
access is provided via an external communal corridor. This configuration allows the homes to align with the prevailing breeze patterns (east-west), promoting effective cross-ventilation of the habitable spaces. The dwelling typology defines a dual-aspect daytime zone (living-dining-kitchen), with two bedrooms facing both façades, separated by the hygiene core.



The vertical circulation core spans the full width of the inner longitudinal façade
and is articulated on a more domestic scale. In contrast, the stepped principal façade and the more abstract gable ends respond to the urban scale
